The Fairways

     Construction of the 94 units began in 1996 and was completed in 2004.  The Fairways offers four unit styles: duplex homes ranging between 2,000 and 3,400 square feet and linear and quad units ranging from 1,160 to 1,400 square feet.  Some have basements, some do not.  A clubhouse, equipped with a full kitchen, is available for the residents' use.  Each resident is responsible for his/her property from the interior walls in.  Each resident is assessed a condo association fee which is based on the square footage of their unit.  These fees cover outside maintenance which includes mowing and lawn maintenance, landscaping, snow removal, roof, and external condo repair and garbage pick-up.  Condo association fees also pay for the property insurance on the condo properties up to the inside walls.

     A Board of Directors is elected on a yearly basis from among the homeowners at the Annual Association Meeting held in May.  The Board of Directors, as well as the homeowners, is governed by documents called Declarations and Bylaws, which are guidelines for living in a Community Association.  A yearly meeting is held to give the homeowners an update on the financial status of the development, a recap of events that occurred during the previous year, an exchange of information and the election of new Board members.  Communication is important!

     The Board of Directors of The Fairways Condominiums is committed to the enrichment of our community and the cultivation of an atmosphere of pride.  We envision a neighborhood that is considered by residents and non-residents alike to be a desirable place in which to live and enjoy the benefits of family, friends and community.  We realize this vision through our mutual support and dedication to the united interest of all homeowners and as a sound steward of your home and financial investment.  Every action will serve the common good of our community.

​The Fairways Association Board exists to preserve and enhance The Fairways as the premier Knox County community choice.  The goal is that property values in The Fairways will be higher than any other Condominium Community in similar status.  This vision will be accomplished through tactics in the following primary pillars of our strategic plan as follows:

  • Promoting a safe and secure environment
  • Effective management of facilities and grounds
  • Effective management of financial resources
  • Enforcement of the Association covenants and bylaws
  • Maintenance of an informative and transparent relationship with residents, completed with responsive reaction to resident requests​.
